Renovation Quote Template
Home renovation quote with scope, materials, timeline. Example: Kitchen reno $45,000 - 6 week build.
What a renovation quote should spell out
- The scope, room by room, in the order the work will happen
- Demolition and disposal, priced separately — it is frequently forgotten and never free
- Prime cost and provisional sum items, with the allowance for each stated clearly
- Fixtures and finishes by brand and model, or the allowance if the client has not chosen
- Trades included, and any the client is engaging directly
- The programme, with the likely duration and the sequence
- Payment stages tied to defined points
- Exclusions: asbestos, structural surprises, services relocation, council requirements
Allowances are where renovation quotes become disputes
A kitchen quoted with a $4,000 tapware allowance and a client who selects $9,000 of tapware produces a variation nobody enjoys. Allowances are not estimates of what the client will choose — they are placeholders, and saying so in the quote, with the figure visible, is what stops the final account feeling like a bait and switch. Renovation work is also subject to domestic building rules that vary by state, including thresholds above which a written contract and warranty insurance are mandatory.
- Show every allowance as a number, and say what happens if the selection costs more or less
- Set a date by which selections must be made, because late selections stop the programme
- Name the exclusions explicitly, particularly asbestos and anything behind a wall
Before work starts
- Check whether the value requires a written major domestic building contract in your state
- Confirm approvals and any owners corporation consent are in place
- Agree in writing how variations will be priced and approved, before the first one
